Over the past century, the neighborhood has seen periods of prosperity, urban decline, revitalization and, most recently, gentrification. The collective strength of Sunset Park\u2019s diverse immigrant communities has been essential in overcoming hardships and making meaningful contributions to the neighborhood&#8217;s development and economy.<\/p>\n\n\n\n<p class=\"has-black-color has-text-color has-link-color wp-elements-2c00bcaf233dd310a70a9ae4d34ad688\" style=\"font-size:16px;font-style:normal;font-weight:400\">Delving into Sunset Park\u2019s cooperativism, this research aims to identify strategies, opportunities and challenges for expanding shared ownership models in the context of the Community Land Act. This set of bills, if passed, would assist housing cooperatives, mutual housing associations, community land trusts, and other nonprofit organizations to develop, expand, and preserve permanent affordable housing, along with accessible community, commercial, and other spaces of critical need.<\/p>\n\n\n\n<p class=\"has-black-color has-text-color has-link-color wp-elements-6780c45a71017be7dbabe2c6e0c10210\" style=\"font-size:16px;font-style:normal;font-weight:400\">This research is being developed by students from the MS Design and Urban Ecologies Program at Parsons School of Design in the Fall of 2024. Stay tuned for updates in this site!<\/p>\n\n\n\n<div style=\"height:10px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<p class=\"has-black-color has-text-color has-link-color wp-elements-ad0ca2b69d9096e6231a017fb8662165\"><strong>WHAT IS SHARED PROPERTY?<\/strong><\/p>\n\n\n\n<p>It refers to collectively acquired property, managed by a group of people, rather than by a single owner or business entity. Unlike housing models offered in the real estate market, this type of ownership prioritizes the needs of residents, ensuring that housing is affordable for low-income populations and protected from displacement. This type of ownership helps protect neighborhoods from gentrification and speculative investment, fostering stability and equity.<\/p>\n\n\n\n<p>This type of ownership includes shared spaces that promote a sense of cooperation and responsibility among residents. These spaces can include community gardens, meeting rooms, recreational areas, and co-working areas that promote social interaction, collaboration, and efficient resource management. These spaces reduce individual costs because maintenance and management are handled collectively.<\/p>\n\n\n\n<p>Shared ownership is based on core values \u200b\u200bof cooperativism, such as mutual aid, self-responsibility, democracy, equality, equity, and solidarity. In addition, they are governed by principles of voluntary and open membership, democratic management by members, economic participation, autonomy and independence, continuing education and training, cooperation between cooperatives, and interest in the community. Below are some of the existing models in New York City.<\/p>\n\n\n\n<div style=\"height:10px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<p class=\"has-black-color has-text-color has-link-color wp-elements-c1da4dd45968dd04953edf86ff2e0003\"><strong>COOPERATIVE HOUSING<\/strong><\/p>\n\n\n\n<p>In this model, residents are co-owners or users who collectively and democratically manage the buildings in which they live. Co-owners, instead of owning an individual unit, have a stake in the housing complex (through shares) that gives them the right to use a home and common areas. In the case of user shares, even if they do not own property, they are part of a cooperative society. In both cases, residents contribute a monthly fee for maintenance or rent, depending on the model. Cooperative housing promotes collective ownership and active participation in decision-making, sharing both the responsibilities and benefits of property management. This model offers a more accessible and equitable alternative to the traditional real estate market, strengthening stability in neighborhoods and preventing real estate speculation, while ensuring long-term sustainability and affordability.<\/p>\n\n\n\n<div style=\"height:10px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<p class=\"has-black-color has-text-color has-link-color wp-elements-120ec99d875aba326834263e97181445\"><strong>COMMUNITY LAND TRUSTS<\/strong><\/p>\n\n\n\n<p>These are non-profit entities whose primary mission is to acquire and manage land for the benefit of the community, ensuring the continued affordability of whatever is built on it. These trusts achieve affordability by separating ownership of the land from ownership of the constructed real estate. They may acquire title to one or more parcels, either jointly or dispersed over a specific geographic area. Access to the land is granted through long-term leases, which are offered to building owners. By imposing limits on the sale or rental price, these trusts limit the profits that could be made on the open market, effectively removing the land from the speculative cycle of the real estate market.<\/p>\n\n\n\n<div style=\"height:10px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<p class=\"has-black-color has-text-color has-link-color wp-elements-051ba82fb6312f0af53a57f0805ca99b\"><strong>MUTUAL HOUSING ASSOCIATIONS<\/strong><\/p>\n\n\n\n<p>These are non-profit entities that develop, own, manage, or support cooperatives and other forms of resident-controlled housing. They are governed by a board of directors that includes both residents and representatives from the private, public, and community sectors. Although residents cannot directly buy or sell their units, they have a lifetime right of use and a significant voice in decision-making. Active community and resident participation is essential in these associations, whose purpose is to provide high-quality, affordable housing for low- and moderate-income families on a long-term basis. These associations are often formed to prevent neighborhood deterioration and contribute to community revitalization by providing neighborhood-level improvements and stability.<\/p>\n<\/div>\n\n\n\n<div class=\"wp-block-column is-layout-flow wp-block-column-is-layout-flow\" style=\"flex-basis:500px\">\n<p class=\"has-black-color has-text-color has-link-color wp-elements-539920ad8c8efa0456fe0799aea07bb3\" style=\"font-size:16px;font-style:normal;font-weight:400\">Este proyecto de investigaci\u00f3n analiza el legado de cooperativista de Sunset Park, un barrio de clase trabajadora moldeado por fuerzas econ\u00f3micas globales y locales, as\u00ed como por olas sucesivas de inmigrantes que se han asentado, han echado ra\u00edces y han prosperado juntos. Estos fideicomisos logran la asequibilidad separando la propiedad de la tierra de la propiedad de los inmuebles construidos.
